If you’ve had a letter from us it’s because we’ve identified that your purchase is of the type where SDLT is often miscalculated. Experience tells us that errors are often made on certain types of purchase, particularly probate sales, blocks of flats, houses with grounds, paddocks and farmland. If your solicitor hasn’t given you a calculation showing you how the SDLT on your purchase was arrived at or referred you to an independent specialist for advice on SDLT then they have probably given you the figure they obtained from using the online HMRC SDLT calculator. This is a very blunt tool and does not allow the user to input any specific details meaning you are likely to have overpaid SDLT.

The three examples below illustrate how the rate given by the SDLT calculator is not the best rate you are entitled to apply to your purchase.
Example 1
Freehold Purchase – £2,300,000
FABULOUS DETACHED HOUSE WITH 2 ACRE GARDENS, PLUS GROUNDS, PLUS ANNEX
SDLT as per the HMRC online calculator - £256,250
SDLT refund ACHIEVED – £ 154,825
Our clients purchased this delightful property and paid £ 256,250 in SDLT. They asked us to evaluate their purchase and see if there were any opportunities for an SDLT refund.
